North Lincolnshire has approved plans for a major AI data centre campus, unlocking billions in investment.
Plans for a large artificial intelligence data centre campus near Elsham have been approved by North Lincolnshire councillors, potentially unlocking billions of pounds of private investment and creating hundreds of highly skilled jobs. The proposed Elsham Tech Park development is expected to strengthen the UK’s digital infrastructure while delivering substantial opportunities for the digital construction sector.
Outline planning permission for the project was granted by the council’s planning committee. Once complete, the campus could represent one of the largest artificial intelligence data centre developments proposed anywhere in the United Kingdom. The scheme is expected to attract up to £10 billion in private investment across its lifetime, supporting both long-term employment and extensive construction activity.
Construction opportunities across a decade-long development programme
The Elsham Tech Park campus will be delivered in phases over approximately ten years, generating thousands of construction jobs during the build programme. The development will require extensive digital construction coordination, advanced engineering systems and complex infrastructure to support high-performance computing operations.
At full capacity, the campus could include up to 15 hyperscale data centre buildings, often referred to as data halls. Collectively, the site could deliver more than 1.5 million square metres of floorspace across approximately 176 hectares (435 acres) of land.
The scale of construction will also generate major supply chain opportunities. The development is expected to require more than 100,000 tonnes of structural steel, creating demand for UK manufacturing and engineering suppliers alongside specialist contractors involved in large-scale digital infrastructure projects.
Infrastructure for AI and high-performance computing
The data centre campus is designed to provide the computing infrastructure required for the growth of artificial intelligence, cloud computing and high-performance data processing. Once operational, the site could support up to one gigawatt (1,000MW) of computing capacity, placing it among the largest AI data centre campuses proposed in the UK.
The development will include multiple large data centre facilities supported by energy, cooling and technical infrastructure designed to enable next-generation AI computing systems. These requirements place the project firmly within the expanding digital construction and data centre engineering sector, where advanced design, modelling and construction methods are required to deliver high-capacity digital infrastructure.
Local economic impact and skilled employment
Alongside construction employment, the project is expected to create between 900 and 1,200 highly skilled permanent jobs once the campus becomes operational. Local businesses may also benefit through engineering, construction and manufacturing supply chains connected to the development.
Councillor Rob Waltham, leader of North Lincolnshire Council, emphasised the scale of the opportunity.
“The numbers attached to this project are eye-watering – almost hard to get your head around,” he said. “But what really matters is what it means for residents in North Lincolnshire.”
He added: “This will bring thousands of construction jobs, hundreds of highly skilled, high-paid long-term roles, and the chance to build a new industry right here in North Lincolnshire.”
Waltham also described the development as a transformative opportunity for the region. “This is a once-in-a-generation investment opportunity. North Lincolnshire remains a place where major industries choose to invest, grow and create jobs.”
The Elsham AI data centre campus demonstrates how large-scale digital infrastructure projects can drive investment, construction activity and skilled employment while strengthening the UK’s artificial intelligence and data economy.
