Commercial building owners are pressured to reduce energy costs and meet tightening performance regulations.
Operational inefficiencies can cause up to 30% of energy waste in commercial buildings, and the traditional facility management approach can be time-consuming and costly, especially when engineers use 60% of their time on avoidable tasks and routine maintenance.
Similarly, operational inefficiencies cause around 30% of energy waste in commercial buildings.
To tackle these problems, Exergio, a company that develops AI-based energy efficiency tools for commercial buildings, has created the Technician AI Assistant. Designed to solve key bottlenecks that are caused by manual processes, it reduces engineer hours by 60% and creates independence from full-time facility management staff.
“Energy waste often happens not because we don’t have the data, but because no one acts on it in time,” said Donatas Karčiauskas, CEO of Exergio. “Buildings are generating a lot of insights every minute, but facility managers are buried under outdated manual processes and overwhelmed with alerts they can’t keep up with. Our assistant sounds the alarm, and tells you exactly where to go, what to do, and how to fix it, step-by-step. A shift from passive monitoring to active resolution.”
What is the technician AI Assistant?
The Technician AI Assistant, an extension of Exergio’s AI-based energy management system, is, according to Karčiauskas, the new tool that will deliver real-time fault alerts to technicians and provide chat-based troubleshooting instructions.
It also verifies whether a task was completed. The assistant maintains a learning-based knowledge base, storing information about recurring issues, device specifics, and optimal solutions.
The assistant integrates with existing building management systems via protocols such as TCP/IP, RTU/Modbus, and BACnet.
“We’ve helped our customers save up to 29% in energy across various property types ranging from offices to logistics centers,” states Karčiauskas. “But to go beyond one-off optimisations, we needed tools that make performance gains repeatable. Technician AI was designed with that goal in mind: to bring consistency, speed, and accountability to facility operations, even in cases where maintenance is fully outsourced or handled by multiple vendors.”
What problem does it solve?
The assistant also solves a growing problem in the industry: accountability. Building managers often lack visibility into whether issues have been resolved or if systems are running at optimal levels. Exergio’s new tool closes that loop by confirming task completion and automatically reporting outcomes to building owners.
According to Karčiauskas this tool is a step toward a much larger goal – robotic facility management.
“We’re building toward a system where robots, supported by AI, can fully handle cleaning, security, and even technical repairs. But until then, Technician AI bridges the gap between automation and human input,” he explained.
Technician AI assistant was designed to be simple and scalable – no applications to install, no training manuals, and no disruption to existing systems. According to Karčiauskas, the future of facility management is going to be simpler than ever.
“You just message it like a colleague, and it responds with step-by-step guidance. It fits into the technician’s workflow without adding friction,” concludes Karčiauskas.
