Stonebridge adopts Zutec cloud-based Part L compliance tool

A Yorkshire housebuilder has turned to a cloud-based digital platform to help it manage photographic evidence for its compliance with Part L of Building Regulations.

Stonebridge Homes builds and sells houses in Yorkshire, the North East, and North Lincolnshire. Its shift to a digital solution is expected to drive up standards and deliver more efficiencies for both on- and off-site teams.

The company has partnered with Zutec to meet Part L photographic evidence compliance.

The updated Part L, or Approved Document L, Appendix B standard of Building Regulation 40, means that every house builder in the UK now must provide mandatory photographic evidence to the SAP assessor. This is to prove that work and materials used in new homes comply with updated energy efficiency requirements that reduce carbon emissions.

By implementing Zutec’s Part L solution, Stonebridge is enabling its teams to work in one platform with standardised templates, checklists, and workflows that bring more structure to quality management (QM).

Site teams across its developments are able to update and submit as-built Buildings Regulations England Part L (BREL) reports to assessors, resulting in faster plot approvals and completions.

Sean Atkinson, Stonebridge Homes’ architectural manager, said: “We wanted to standardise our Part L processes as the start of our QM digitisation journey, to ensure our homes meet regulatory compliance, are built to the highest sustainability standards, and our teams are using the best technology to support this.

“We selected Zutec for Part L Photographic Evidence as its solution offered us the best option to suit our business needs. It is an easy-to-use platform, which has great capability. The new processes will give us more control over what is happening on a site-by-site and project-to-project basis. This will help us better manage site teams, suppliers, and sub-contractors, and ultimately will ensure the quality and carbon footprint of our homes.”

Zutec’s solution is specified to meet the Part L framework, offering users the ability to capture, store, share and manage quality and geo-located photos, along with supporting documents, to meet the requirements of the as-built BREL report.

Furthermore, the company’s field app enables photos to be captured and submitted to an assessor for sign off. This is said to speed up processes, and removes the complexity of gathering evidence and submitting for approval.

ThroughZutec’s cloud platform, all evidence and information can be viewed in one place, while also providing the ability to track plot and project progress, access audit trails of work done, by who and when, analyse reports and share with senior stakeholders.
