Sustainable urban quarter in Berlin

by Simon Foulds

Berlin’s Südkreuz development signals how digital construction drives sustainable mixed-use urban delivery across European markets.

STRABAG subsidiary ZÜBLIN will construct the B’Ella neighbourhood for investor Hines beside Berlin’s Südkreuz station, delivering housing, offices, retail, daycare facilities, and recreational infrastructure. Around 75,000 square metres of gross floor area will provide 300 apartments, including subsidised homes, integrated commercial uses supporting transit-oriented urban regeneration. Jörg Rösler, STRABAG SE Executive Board member, stated: “The B’Ella construction project combines construction expertise with sustainable standards and underlines competence in responsible building.” STRABAG will also become an office tenant, consolidating teams while supporting digital construction workflows across planning, delivery, and lifecycle asset management.

Sustainable design and climate-friendly

Designed by Tchoban Voss Architekten with Noefer Architekten, the scheme forms courtyards and buildings integrating efficiently into existing Südkreuz transport connections. The quarter eliminates fossil fuels, instead deploying geothermal systems, photovoltaic generation, cycling infrastructure, rest areas, and low-emission mobility supporting residents, employees, and visitors. Developers target DGNB Platinum certification, while residential elements secure KFN funding supporting climate-friendly new construction within Germany’s housing pipeline. Completion enables relocation for 700 personnel, supporting STRABAG’s pathway toward climate neutrality by 2040 through accessible public transport and reduced commuting emissions.

Impact on Berlin mixed-use regeneration

Large-scale digital construction coordination, data-driven scheduling, and collaborative delivery models enable contractors, designers, and investors to manage risk while maintaining programme certainty across complex urban projects internationally today. B’Ella demonstrates how sustainable urban quarter development near transport hubs attracts capital, accelerates housing supply, and supports long-term operational performance through integrated digital asset information management strategies globally. Hines and project partners emphasise transparent collaboration, ensuring procurement, construction logistics, and stakeholder engagement remain aligned with Berlin planning requirements and measurable environmental performance targets for investors internationally. Future occupants benefit from proximity to rail services, reducing car dependency while supporting commercial productivity, residential accessibility, and social infrastructure delivery within digitally managed neighbourhood environments across Europe. Consequently, Berlin’s Südkreuz scheme positions digital construction and sustainable regeneration as central drivers shaping procurement strategies, urban investment decisions, and resilient mixed-use community outcomes for future city regions.

ZÜBLIN’s Südkreuz delivery shows digital construction enabling sustainable urban quarters, supporting housing, employment, climate targets, and investment confidence across European regeneration markets long-term for public stakeholders everywhere.
