Topping out milestone at Progress House PBSA

by Simon Foulds

Winvic Construction and Gilltown have marked a key milestone at Progress House PBSA development in Coventry.

Winvic Construction Ltd and Gilltown have celebrated the topping out of Progress House, a 544-bed Purpose Built Student Accommodation (PBSA) scheme in Coventry. The milestone signals the structural completion of the six-storey development on Westwood Way, located approximately one mile from the University of Warwick campus.

Representatives from Winvic, Gilltown, engineer Westlakes and architect GDL attended a ceremony in late February. The event included speeches and a commemorative photograph taken on the top floor, marking progress on a scheme that will contribute to student housing provision in the region.

Design and build approach drives PBSA delivery

Progress House is being delivered under a Design and Build 2016 contract, covering 185,736 sq ft of accommodation. The development will provide 544 en-suite student bedrooms, supported by internal and external amenity spaces designed to meet current expectations for PBSA developments in the UK.

The building incorporates a reinforced concrete frame with steel frame system (SFS) infill and a brick façade. The scheme replaces a former office building and forms part of the wider Westwood Business Park student community, strengthening accommodation capacity near the University of Warwick.

Digital construction and BIM processes enhance project coordination

A strong focus on digital construction methodologies has underpinned project delivery. BIM processes aligned to the Information Management Initiative (IMI) Framework have been implemented to support design coordination, data management and collaboration across the project team.

The use of robotic setting out technology has further improved accuracy and efficiency on site. These digital construction techniques have contributed to quality assurance, reduced rework and enhanced communication between stakeholders, supporting programme certainty on a complex PBSA scheme.

Sustainability targets align with UK net zero objectives

Sustainability remains central to the Progress House development, with the scheme targeting BREEAM Excellent, EPC A and WiredScore Platinum certifications. Environmental performance measures include a green roof and integrated photovoltaic system, aimed at reducing operational carbon and improving energy efficiency.

These sustainability strategies reflect broader industry priorities within digital construction and modern methods of building delivery, where performance data and lifecycle considerations are integrated from early design stages.

Student amenities and community integration

The PBSA scheme will provide a range of facilities, including a gym, fitness studio, cinema room, study areas, communal lounges and games spaces. External amenities include landscaped areas, an outdoor sports space and a pétanque court, supporting student wellbeing and social interaction.

A 4,000 sq ft ground floor commercial unit will serve both residents and the local community, reinforcing the scheme’s integration within the surrounding area.

Social value and local engagement in construction

Winvic is delivering a Social Value Plan focused on employment, apprenticeships, training and work experience opportunities. Engagement with education providers such as WMG Engineering College and collaboration with local SMEs and social enterprises are key components of the strategy.

This approach ensures the project contributes to economic and skills development across Coventry and Warwickshire, aligning with UK construction sector priorities around social value delivery.

Industry perspectives on project progress

Mark Jones, Managing Director for Multi-room at Winvic Construction, said: “Reaching this milestone at Progress House is a significant achievement for the entire project team and a proud moment for everyone involved. Our partnership with Gilltown and the consultant team has been instrumental in maintaining strong progress on site. As we move into the next phase of construction, our focus remains on delivering a high-quality, sustainable building that will provide an exceptional living experience for students, while creating lasting social value for the local community through employment, training, and engagement with local businesses.”

James Gillespie, Director at Gilltown, added: “We’re very pleased with the progress being made on site. Winvic’s attention to detail, proactive approach and commitment to maintaining high standards have been evident throughout the build. It’s encouraging to see the scheme taking shape exactly as envisioned, and we appreciate the collaborative spirit that has driven the project forward. We’re looking forward to the next phase as we work together to deliver a standout development for the University of Warwick’s student community.”

Progress House demonstrates how digital construction, BIM processes, and sustainability strategies are shaping PBSA delivery, while embedding social value and community engagement within modern UK construction projects.
