Morgan Sindall Group’s housing arm Lovell Partnerships has reported a £2.46bn secured order book, as parent company revenue rose 8% to £2,562m in the first half of 2026.
The Group’s adjusted operating profit increased by 21% to £111.5m, with adjusted operating margin up 50 basis points to 4.4%, in results announced this month. Lovell’s own operating profit held steady at £13.2m against the prior period, with a further £3.06bn of work at preferred bidder stage.
Lovell operates as both contractor and developer, working in long-term partnership with local authorities and housing associations to deliver affordable and mixed-tenure homes. The company said its order book was supported by client engagement through two-stage tenders, frameworks, and direct negotiation.
Steve Coleby, managing director of Lovell, said: “Lovell has continued to perform well in a challenging market, reflecting the resilience of our partnership model, the quality of our people and the strength of our relationships with local authorities and housing associations across the country.
“While the private housing market remains affected by economic uncertainty, demand from our public sector partners remains strong. Our focus continues to be on delivering high-quality affordable homes, creating long-term value for communities and supporting our partners in responding to the significant need for housing.
“With a growing secured order book and a substantial preferred bidder pipeline, we remain confident in the medium- and long-term fundamentals of the housing market and in our ability to support the government’s ambitions for social and affordable housing across the UK.”
Regional project activity
Several major schemes underpin the pipeline. In the West Midlands, Lovell has entered a formal partnership with Birmingham City Council to lead the £1bn regeneration of Druid’s Heath, expected to deliver approximately 3,500 homes – including 1,785 affordable – over 20 years.
In the North East, Lovell has been appointed by Hellens Group and Homes England to deliver 261 homes in the first phase of Burtree Garden Village in Darlington, part of a scheme planned to total more than 2,000 homes over 20 years.
In London, a joint venture with the London Borough of Barnet will deliver 449 homes, 50% of them affordable, as part of the regeneration of Grahame Park North East, currently progressing through RIBA Stage 3.
In the North West, construction continues on phase two of Phoenix Quarter in Pendleton, an intergenerational scheme of 485 homes, including 30% affordable, delivered through a joint venture with Together Housing and Salford Council.
In the South West, Lovell is working in joint venture with Westco Properties Ltd on an 820-home mixed-tenure development on the edge of Barnstaple, with 40% affordable housing.
In Scotland, construction continues in Winchburgh on 176 new homes, 69 of them social housing for Wheatley Homes East, delivered alongside West Lothian Council with Scottish Government funding.
Renewal and retrofit work also features in the pipeline: Lovell’s Renew Central arm is delivering the Warm Homes: Social Housing Fund programme in Northamptonshire with Amplius, retrofitting more than 2,000 homes, while Renew North is carrying out a £1.7m roofing and asset improvement programme with Vico Homes across Wakefield.
