Across the United States, the scale of planned infrastructure development is expanding at a pace not seen in generations. Programmes involving energy systems, advanced manufacturing, data centres and critical minerals require new digital construction methods that can keep up with demand. Yet project delivery timelines have stretched, and costs have risen. This is where Unlimited Industries, a California-based AI construction company, is aiming to make a difference, having secured a $12 million in seed investment to advance a technology-led model designed to change how major infrastructure is delivered.
The funding will support the development of Unlimited’s proprietary AI construction platform and accelerate its expansion into power and industrial projects across the United States.
AI-native construction company
Unlimited positions itself not as a conventional contractor or software vendor, but as an AI-native construction company. Its model integrates AI-driven engineering with in-house design and construction teams. This approach removes the handoffs and fragmented processes common in large projects. The company’s platform can generate and test vast numbers of potential design configurations simultaneously, identifying layouts that meet cost, safety and performance objectives before work begins on site. For the wider digital construction sector, this aligns with a growing shift toward dynamic, data-driven engineering supported by machine learning and automation.
Structural challenges
Alex Modon, Co-Founder and CEO of Unlimited Industries, describes the sector’s structural challenges as a barrier to national infrastructure delivery. “Advances in AI mean we can finally build the physical world the way we build software,” he said. He argues that long-standing delivery models are defined by slow processes and incentives that do not align project teams around outcomes. Unlimited’s AI-powered design engine replaces static engineering workflows with continuous optimisation using real project feedback.
Modon founded the company after working on major construction programmes in Texas, where he experienced the limitations of conventional delivery. Projects progressed through disconnected tools and manual processes that could not adapt quickly. Delays became routine, even in locations known for a favourable construction environment. This led to a realisation that new AI capabilities could restructure how infrastructure is designed and delivered. He later partnered with Tara Viswanathan and Jordan Stern, who previously built and scaled Rupa Health through to its acquisition in 2024.
New power capacity
Unlimited’s model is already showing progress on live schemes. On one industrial project, the company reduced pre-construction engineering timelines from six months to a few weeks, allowing early mobilisation while improving design certainty. On another, the platform evaluated tens of thousands of options and identified a configuration that cut projected capital costs by more than half. Each new project provides further data that strengthens the company’s models, cost libraries and workflows. Unlimited is currently focusing on the urgent need for new power capacity in the United States, serving customers ranging from century-old industrial groups to emerging energy companies.
Minimal marginal cost
The wider construction sector remains constrained by contractual structures that reward delay and variation. Cost-plus arrangements and change orders create commercial incentives that do not necessarily support timely, predictable delivery. Unlimited’s vertically integrated model allows for repeated design iterations at minimal marginal cost. This supports a shift from static engineering decisions to continuous optimisation aligned with project outcomes. For digital construction strategies across the sector, this reflects a broader movement toward integrated delivery enabled by AI systems, computational engineering and automated project intelligence.
Vertically integrated
Katherine Boyle, General Partner at Andreessen Horowitz, highlights the potential impact of this shift. “The engineering and construction industry has remained largely unchanged for decades. Unlimited’s vertically integrated, AI-first approach represents a paradigm shift, turning design and build into a rapid and continuous optimisation problem.” She noted that this level of innovation is needed to help the United States deliver infrastructure with greater speed and capability.
Abhijoy Mitra, Co-Founder and Managing Partner at CIV, emphasised workforce productivity. “We are in the midst of the largest infrastructure buildout of our generation, but constrained by our existing resource base. The only way to have our existing workforce meet this moment is to amplify their impact with the latest advancements in AI.”
Rebuild America
Unlimited’s long-term mission is to rebuild America’s ability to deliver infrastructure at scale. As demand for power, manufacturing capability and data centre capacity continues to grow, the company aims to establish a model where engineering and construction operate as adaptive, software-driven processes. By aligning digital tools, integrated delivery and outcome-focused incentives, Unlimited seeks to redefine construction performance for the next phase of US infrastructure.
For the digital construction sector, the company’s progress points toward a future where AI-enabled engineering, automated design exploration, and integrated delivery models shape how industrial assets are conceived and built. As new infrastructure programmes advance, AI construction platforms may become essential tools for meeting national demand while improving predictability, cost-efficiency and project certainty.
Unlimited’s latest investment signals continued momentum for AI-driven construction technology in the United States, positioning the company to play a role in shaping how large-scale infrastructure is delivered in the decade ahead.
