Work begins on advanced cancer treatment centre

by Simon Foulds

HBC Construction commences work on a major cancer centre, advancing digital construction in UK healthcare delivery.

HBC Construction Limited has officially begun main works on a new cancer treatment facility in Leeds for GenesisCare, marking a significant milestone in healthcare construction and digital construction innovation.

The project involves the refurbishment of a 36,000 sq ft former office building into a specialist oncology, haematology and research centre. Located at Thorpe Park, Leeds, the facility will become the largest in GenesisCare’s UK network.

This development reflects the growing role of digital construction methodologies in delivering complex healthcare infrastructure. The integration of advanced building techniques, coordinated design processes, and specialist installation requirements demonstrates how digital construction supports precision, efficiency, and programme certainty in live healthcare environments.

Adaptive radiotherapy and specialist facility delivery

The Leeds Cancer Centre is set to establish a benchmark for adaptive radiotherapy in the UK. It will provide both MRI and CT-guided radiotherapy, enabling treatment pathways tailored to individual patient needs.

Construction works include structural and façade alterations alongside a full internal refurbishment and fit-out of highly specialised treatment areas. Key elements include the construction of two concrete bunkers to house linear accelerator (Linac) systems, as well as facilities for MRI, CT, and X-ray imaging.

Enabling works, including soft strip demolition, have already been completed, allowing the project to progress into its main construction phase. External works will incorporate landscaping, a first-floor therapeutic garden for patients undergoing Systemic Anti-Cancer Therapy, and essential infrastructure such as a substation and plant areas.

Strengthening healthcare construction expertise

The scheme builds on HBC’s established track record in healthcare construction, including the delivery of a radiology extension at Weston Park Hospital in 2024. It also represents one of the company’s first major healthcare projects following its recent management buyout.

Lee Powell, Managing Director at HBC, said: “We’re proud to be delivering this pioneering oncology, haematology and research centre in Leeds following a successful two-stage tender process. The relationship has allowed us to understand the key priorities for GenesisCare and develop an accelerated programme for timely delivery and installation of specialist equipment.

“With the main works now underway, we’re privileged to be playing our part in enhancing cancer services across the North of England and Scotland. It’s incredibly rewarding to know this facility will make a real difference for patients, giving them access to the latest treatments closer to home.

“This project reflects HBC’s ongoing commitment to healthcare developments and to supporting local communities through high-quality infrastructure.”

Expanding access to advanced cancer care

The centre is scheduled to open in December 2026 and will provide patients across the North of England and Scotland with access to advanced cancer treatments previously only available in Oxford or London.

Justin Hely, CEO at GenesisCare, said: “GenesisCare is committed to delivering world-class care to people throughout the UK undergoing cancer treatment. We continue to make excellent progress at our new Centre in Leeds and are on track to bring advanced cancer care to individuals in the North of England and Scotland by the end of this year. We’re looking forward to opening our doors and providing a wide range of diagnostic and cancer care services locally and without delay.”

This Leeds cancer centre demonstrates how digital construction enables complex healthcare delivery, improving regional access to advanced radiotherapy, accelerating project timelines, and supporting long-term healthcare infrastructure investment.
